Greenspring Montessori School Capital Project (Lutherville, MD)
In 1976 Greenspring purchased and transformed a historic working dairy and its numerous farm buildings for school use. For the next forty years, the school settled into each and every corner of the seven acre campus as it grew into a well-respected, 325 student toddler – grade 8 Montessori environment. Time has taken its toll on the turn-of-the-century structures. Rising maintenance, energy, and repair costs have begun to drain the budget as well as the staff’s patience. Once a primary part of the school’s marketing and enrollment allure, the campus was in need of substantial rejuvenation and modernization, sooner than later
KSC was retained in 2014 as Project Coordinator responsible for the integrated oversight of project design, permitting, construction, funding and fundraising. Our first responsibility was to assess the overall state of the facilities and the school’s physical needs, translate those findings into a projected scope and cost, and determine the feasibility of embarking on a successful capital project and campaign. Once the project was green lit, we were tasked with bringing the project in on time, on budget, and in conformance with the school’s vision and mission.
The resulting development is a campus master plan consisting of the renovation, historic restoration, and new construction of six separate structures totaling 30,000sf. The three-year, $7.5 million project is to be funded by a combination of revenue bond financing, school investment, and a $3.0 million capital campaign guided by KSC.

- Outcome: Phase I groundbreaking is scheduled for June 2016. Completion of all phases is scheduled for September 2017. $4.0 million bond financing has been secured. The Capital Campaign is 60% of the way to its leadership goal. And the project is presently on-budget through the pre-development stage.
